Once your tenancy begins, it’s your responsibility to look after the property. If any maintenance problems arise, let Greenway know straight away so we can address them promptly. To ensure the property stays secure, always lock it properly, and if you’re planning to be away for an extended time, please inform us to meet insurance requirements for the landlord.
An inventory will be prepared prior to the start of your tenancy and handed to you when you move in. You’ll need to review it, confirm its accuracy. This record is key, as it will be used to assess the condition of the property at the end of your tenancy. Checking it carefully helps to avoid any misunderstandings later on.
At Greenway, we conduct routine inspections for all properties under our management to support both landlords and tenants. These inspections include both internal and external assessments of the property’s condition. After each inspection, a detailed report is prepared. Tenants will receive written notification in advance of the scheduled appointment.
Unless you are in a property where utilities are included, at the start of your tenancy, we’ll take meter readings and include them in the inventory for your reference. We’ll also inform the local authority of the change in occupancy. To ensure everything is set up smoothly, we recommend that you contact the listed utility suppliers upon moving in to confirm your details and arrange payment methods.
Tenants are responsible for arranging contents insurance to cover their personal belongings. Landlords, on the other hand, must ensure the property itself is covered by appropriate buildings insurance.

A Greenway principle
All deposits of Assured Shorthold Tenancies (AST) must be protected with a UK government deposit protection scheme.
This keeps your deposit safe and gives everyone extra protection should there be difficulties at the end of a tenancy.

Every tenant in the UK should receive a Department of Local Government and Communities “How to Rent Guide.” from their lettings agent.
A Guide which the tenant must confirm they have seen at the start of a new tenancy.

If you are looking to secure a property quite far in advance we may ask you to pay a holding deposit to secure the property.
We will send you all the relevant forms to check suitability to stay in the property, and if required we will ask for a guarantor, but we can discuss this need with you.
This is to go against any damages at the end of your stay, it will be held in an appropriate deposit scheme.
You will need to sign an AST or licence to finalise your stay with Greenway, this can all be done online.
