An inventory will be prepared prior to the start of your tenancy and handed to you when you move in.
You’ll need to review it, confirm its accuracy. This record is key, as it will be used to assess the condition of the property at the end of your tenancy. Checking it carefully helps to avoid any misunderstandings later on.
At Greenway, we conduct routine inspections for all properties under our management to support both landlords and tenants.
These inspections include both internal and external assessments of the property’s condition. After each inspection, a detailed report is prepared. Tenants will receive written notification in advance of the scheduled appointment.
All utility bills, including electricity, gas, water, and internet, are included in your rent, so there’s no need to set up accounts or worry about unexpected costs.
However, it’s important to use utilities responsibly. The tenancy agreement allows for reasonable use of heating and electricity, ensuring everyone enjoys a comfortable living environment. Excessive use, such as leaving heating on all day with windows open, may result in additional charges.
Please note that the utility providers are chosen and managed by us, and students are not permitted to switch providers during the tenancy.
Tenants are responsible for arranging contents insurance to cover their personal belongings.
Landlords, on the other hand, must ensure the property itself is covered by appropriate buildings insurance.

If you are looking to secure a property quite far in advance we may ask you to pay a holding deposit to secure the property.
We will send you all the relevant forms to check suitability to stay in the property, and if required we will ask for a guarantor, but we can discuss this need with you.
This is to go against any damages at the end of your stay, it will be held in an appropriate deposit scheme.
You will need to sign an AST or licence to finalise your stay with Greenway, this can all be done online.
