1] What is a guaranteed rental income scheme?:
Essentially, Greenway Property becomes your tenant.  We rent your property for a fixed period, paying you a fixed and guaranteed rent each and every month.  This allows you to enjoy the benefits of a hands-off investment with guaranteed income. We then let the property to our discerning professional tenants on a room-by-room basis, using the Assured Shorthold Tenancy (AST).  We also manage and maintain the property to the highest standards. Even if the property is empty, you always continue receiving the agreed rental amount. This of course means it is absolutely in our interests to find, credit check and thoroughly reference only the best possible tenants.

2] Which areas do you cover?:
We operate across much of Cornwall.  Our primary focus is on Truro and Falmouth/Penryn, but we also cover Redruth, Camborne, Newquay and St Austell.  

3] How long is the contract?:
Typically, our contracts run for a 5 or 7 year period, however, we can sometimes look at a reduced contract length of 3 years on a case by case basis.  Our Guaranteed Rent service is perfectly suited to landlords seeking the financial stability of knowing what their rental income will be each month, and knowing that they can depend on both a stable income and excellent property management for years to come.

4] Is the condition of my property an issue?:
Historically, we have taken over a very wide range of properties, from pristine new builds, to houses in need of a serious amount of TLC!  As a minimum, we always furnish our properties to the high contemporary standards demanded by our discerning professional tenants. Anything beyond this is on a case by case basis, but in the past, we have worked between the two extremes of managing extensive refurbishments paid for by the property owner, and refurbishing houses on longer contracts entirely at our own expense. More typically, we come to an agreement that sits somewhere in the middle, but it all depends what works best and suits everyone’s needs in each case. Very often though, as part of our offer, we undertake and pay for the cosmetic works/redecoration required to improve the condition and presentation of the property.  The bottom line is that, whatever the condition of your property, it is not a bar to working with us. Our tenants demand high standards, we provide them, and often, that will mean US giving YOUR property a light refurbishment. How many other agents do you know who’ll do that!? :) .

5] What are the advantages of guaranteed rent?:
Okay, so it might be best to make yourself comfortable and get ready for a long answer here, as the advantages are many and varied.   TRULY PASSIVE INCOME People often talk about ‘passive income’ from property - the (generally elusive!) idea that they buy a property and it pays them income, without further work or effort involved.  Every landlord knows that this is usually very far from the truth, with the reality, particularly if you live a distance from your property, often involving unexpected maintenance worries and bills, difficult tenants, non-payment of rent, and often a property which deteriorates in condition, with voids between tenants increasing as a consequence.  Even when a property is ‘fully managed’ by an agent, these things can still happen. Lettings agents rarely have the capacity to get involved at the level of detail that Greenway Property can, and as a result, your property may not get the TLC it deserves. If you are self-managing, you will also find yourself dealing with an ever more complicated raft of legislative requirements; deposit protection rules, right to rent checks, creating the correct tenancy to safeguard you and your tenant, gas safety checks, risk assessments, fire regulations, HMO licensing compliance where relevant, referencing and credit checking your tenants, creating robust inventories, the list goes on and on.   Our Guaranteed Rent offer gives you a genuine alternative, turning your property into a completely hands-free, hassle-free investment.  That way, you can be completely free from the running and management of your property. You can choose how to enjoy your time and money, and leave the care of your property to us and our team of dedicated professionals. LONG TERM PEACE OF MIND AND SIMPLICITY Our guaranteed rental offer to you means that you will get paid by us every month by standing order, even if the property is empty. ‘Long term’ is the key here.  For the duration of our contract, you won’t need to give another thought to the management of your property.  With ‘standard’ letting, even if you have a great tenant for a year or two, a certain amount of work is always generated at the end of a tenancy - decorating, repairs to the kitchen, gardening etc. to return it to its best for the next tenant.  By letting to Greenway, your property will always be maintained at its very best, reducing long term costs and giving you peace of mind. REDUCED ADMINISTRATION We’ll be responsible for all of the utility bills, even if the property is empty, which means no more having to worry about changing the name on the council tax, electricity, gas, water and broadband suppliers back and forth between tenants.  It couldn’t be any simpler, and you’ll only ever have to deal with us - all you need to do is check your bank account once a month; we’ll do the rest. MORE MONEY FOR YOU Although the headline rental figure we can offer will sometimes be lower than the ‘high street rate’, you will make more money over the course of the contract.  With a guaranteed rental agreement, there will NEVER be a month where you don’t receive your rent for the property. Voids can be expensive as well as concerning, as it is never certain how quickly a property will be let out again, and who will be taking on the tenancy.  What’s more, we won’t charge you any fees or commission, and there will never be any sneaky ‘hidden’ or ‘unexpected’ costs. Your maintenance bill will be cut substantially, as we take care of all routine ‘day to day’ maintenance at our own expense.   Maintenance and voids can make huge dents in the actual monthly rent received when averaged out, but with Greenway’s guaranteed rental offer, you can always depend on receiving all your rent month in, month out. REGULAR INSPECTIONS All of the properties in our care are regularly inspected.  In our multi-lets, we inspect all communal areas monthly, and all individual rooms quarterly.  Also, our cleaners are trained to report any potential issues, so we have extremely frequent touchpoints where any concern can be flagged up.  We also operate systems which allow tenants to easily report issues via online forms, or of course via email or phone to ourselves or our friendly staff.   Early reporting of any issues ensures that a property is kept to a high standard of repair at all times. Tenants, though usually well-meaning, sometimes fail to pass on issues that can go on to cause significant damage to properties - we know this from expensive first-hand experience.  A dripping waste under the sink might seem too insignificant to a tenant for them to report. However, we routinely check for such problems, meaning that we can fix the issue quickly for tens of pounds. If something like this is not quickly nipped in the bud, that same drip can soon mean a blown kitchen carcass, requiring significant work and disturbance to replace, and nudging the bill up into the hundreds or even thousands of pounds.  All the properties in our care - as the landlords that we rent from and/or manage for attest to - are managed to exactly the same high standard as those in the significant portfolio of single-let and shared houses that we own personally. YOUR PROPERTY WILL BE MAINTAINED IN TIP-TOP CONDITION We pay for a frequent cleaner to maintain the communal areas of all of our multi-let properties to a high standard.  Regular cleaning actually means that the fabric of the building is kept in better condition. Busy families can’t always find the time to keep their home as clean as they would like, and, over time, this can lead to damage, particularly to things such as flooring and sanitaryware. We employ a gardener to keep any garden and grounds looking their best.  Our gardener will tend the garden regularly to keep it looking neat, tidy and controlled, and will pressure wash hardstandings when required. As you’re probably aware, if you require your tenants to maintain the garden, you must provide them with the necessary tools.  In our experience, even when we do this, tenants rarely give the garden the TLC it needs. Regular professional gardening is the simple way to avoid large bills at the end of a tenancy, and the best way to protect your investment. We also pay for all the windows to be professionally cleaned at least quarterly, ensuring that the property always looks its best.   WE’LL TAKE CARE OF LEGAL OBLIGATIONS We will take care of legal obligations, and will keep compliant with all current relevant legislation, ensuring everything is up to date.  This includes PAT certification, furniture/fire regulations and smoke/carbon monoxide detectors. We will be responsible for organising the annual Gas Safety Certificate and will keep track of when any electrical certificates are due. We will then pass the invoice to you for payment, and a copy to you for your records.  Also of course, we make sure that all of our tenancies are fully legally compliant in all regards, including deposit protection. If any issues were ever to arise as a result of our tenants, then as part of this service we would pay court costs, as well as managing any court proceedings.

6] Will I need an HMO license?:
From October 2018, the law has quite rightly required that all properties, irrespective of the number of storeys, used to house 5 or more unrelated persons will require a mandatory HMO license.  This ensures that appropriate fire safety measures are in place, and that the house is in all respects safe and fit for purpose. We will complete and pay for any works required to bring the property up to standard as a House in Multiple Occupation (HMO), and we will obtain and pay for an HMO license.  Because we are so proactive and maintain all of our properties to such a high standard, we have a great relationship with the helpful local council.  

7] Is your Guaranteed Rent service an insurance policy?:
No. Our service provides you with Guaranteed Rent each and every month. We do not charge any premiums. If you are tempted by other Guaranteed Rent insurance or landlord insurance policies, we encourage you to read all the fine-print first.

8] Why should i trust you?:

9] What am i responsible for?:
BUILDING MAINTENANCE Our typical agreements see the property owner maintaining the upkeep of the actual physical building, so things such as the roof, boiler/heating system, the electrical system and damp issues. We take care of and pay for day-to-day issues such as a broken curtain pole, a sticking door handle or dripping taps. Generally, these type of larger issues will be insured against anyway, and we would always advise taking out an insurance policy for your boiler.  These policies are cheap, readily available, and remove the concern of a large unexpected bill if your boiler does reach the end of its life (and we all know that this typically happens just before Christmas!). The advantage of having Greenway Property as your tenant is that there will regularly be an experienced set of eyes inspecting your property, so again, something like a slipped slate will be quickly and cheaply detected and fixed, before it becomes a leaking roof.   Where any bigger issues, ie damp, do need to be remedied, we have a trusted team of tradesmen that we have worked with for years to maintain our own, as well as our rented property portfolio. This means that whatever is required to be done to your house, we can easily arrange for it to be done professionally, quickly, and to a high standard. We also check their work to ensure that it has been done correctly, and that the property owner is receiving excellent value for money.  Equally, if you have your own tradesmen that you prefer to use, we will work closely with them to ensure that any work is done properly and any bills are not excessive.   COMPLIANCE WITH MORTGAGE CONDITIONS If there is a mortgage on your property, you would be responsible for ensuring that no mortgage conditions were breached by allowing the property to be rented room-by-room as a House in Multiple Occupation (HMO).  For some mortgage providers, they may be happy to allow up to 4 non-related persons to share under a standard buy to let mortgage, but it is vital to check. If there are 5 or 6 persons sharing, they will probably require a specialist HMO mortgage.  It is essential that you check. However, even if there is a mortgage currently in place which prevents this, we have worked with owners before to help them to move to a different mortgage provider who is happy with this arrangement. There are some incredibly cheap mortgage deals out there at the moment, and we work with a couple of fantastic specialist mortgage brokers in this area. Switching providers can often even end up saving money, by taking advantage of long term low fixed rates on the market.   INSURANCE It is vital to ensure that the building is correctly insured, and that the insurance provider is aware of how the property is being used.  It is easy and inexpensive to buy the correct insurance policy, but it is essential that this is put in place, to protect everybody involved.  Again, we are happy to recommend a broker if required.

11] You are called Greenway Property and your values are centred on protecting the environment.  What green initiatives do you support?:
Safeguarding our planet is vital to all of our futures.  With our rented properties, we are obviously not able to do as much as we would like, or as much as we can with properties that we develop from scratch.  However, we still strive to do all that we can to incorporate green initiatives, such as using upcycled furniture and eco friendly paint. One measure we adopt with all property we control is to ensure that all of our energy is provided by green energy suppliers.  Yes, it costs a little bit more, but some things in life are more important than profit. And, speaking of profit, we pledge to give at least 1% of our profit to support environmental causes. Currently, our chosen charity is the Marine Conservation Society, who do extraordinary work to ensure our seas are healthy, pollution free and protected, and are the UK’s leading marine charity.  We also ‘twin a toilet’ in each of our properties. The £60 donation required to do this helps fund a project in a poor community that will enable families to build a basic toilet, have access to clean water and learn about hygiene, a vital combination that saves lives.  (We love this concept; take a look at their website at toilettwinning.org if this appeals to you, it’s a great thing to do for your own home, and your smallest room will even become the proud owner of a certificate, complete with a colour photo of its twin and GPS coordinates so you can look up your twin’s location on Google Maps!)
