CASE STUDIES:
Check out two of our recent property transforming projects.
Commercial Street:
We took this run down 2.5 bed apartment and transformed it into a 3 bed with ensuites, HMO.
Achieved a huge uplift in its valuation and filled the rooms before the property was even finished.
Castle Street:
We added a large rear extension to this property to massively improve the living space for the tenants. We managed to achieve a much higher GDV than expected due to the quality of finish.
We purchased it in November 2019 (development works started early 2022, finished August 2022)., the development phase was 12 months
Acquired on open market as 5 bed home and turned into a 6 bed HMO, refinanced on a commercial valuation at 75% LTV with all cash out,
We saw this as an ideal property to add an extension too and increase the bedroom number whilst enabling space to add ensuites to each room.
This project was completed using private finance and council empty home loan at 2.5%
